Privacy & Cookie Policy
This Website collects some Personal Data from its Users, in accordance with Regulation (EU) 2016/679 ("GDPR"). This document also describes the use of Cookies and similar Tracking Tools.
Data Controller
Big Stuff srl, Via Castelbarco 8, Imbersago (LC), Italy — VAT no. 01885420131.
Email address: info@bellagioronchi.com
Types of Data collected
This Website collects, directly or through third-party services, the following types of Personal Data:
- Data voluntarily provided through the contact form: full name, email address, check-in/check-out dates, number of guests, apartment of interest, message.
- Usage Data collected automatically (IP address, browser and device type, pages visited) via Google Analytics and Google Tag Manager, only when enabled by the Controller and with the User's consent.
- A technical token generated by Google reCAPTCHA, used solely to verify that a contact form submission does not come from an automated system.
Unless stated otherwise, all Data requested by the contact form is mandatory: if the User refuses to provide it, the request cannot be processed.
Purposes and legal basis of processing
- Handling contact and booking requests — legal basis: performance of pre-contractual measures at the User's request (GDPR art. 6.1.b).
- Website usage statistics (Google Analytics, Google Tag Manager) — legal basis: the User's consent, given through the cookie banner (GDPR art. 6.1.a).
- Protecting the contact form from spam and abuse (Google reCAPTCHA) — legal basis: the Controller's legitimate interest in securing the Service the User has requested (GDPR art. 6.1.f).
Third-party services used
Google Analytics (Google Ireland Limited)
Website traffic analytics service. The Controller can enable or disable it at any time; when enabled, it requires the User's consent via the cookie banner. Google's Privacy Policy.
Google Tag Manager (Google Ireland Limited)
Tag management service used to centrally load the measurement scripts enabled by the Controller. Requires the User's consent via the cookie banner. Google's Privacy Policy.
Google reCAPTCHA (Google Ireland Limited)
Anti-spam and abuse protection service, used exclusively on the contact form: it only loads when the User visits the Contact page and is needed to submit the form. For this reason it is not subject to a separate consent through the cookie banner, being strictly necessary to provide the Service the User is requesting at that moment. Google's Privacy Policy.
Location map (Google Maps or OpenStreetMap)
The Location, apartment and homepage sections may embed a map provided by either Google Maps or OpenStreetMap, depending on the Controller's configuration. This embed may involve transferring some Usage Data (including the IP address) to the respective provider. The map is not loaded until the User gives consent, either via the "Maps" toggle in the cookie banner or the "Enable map" button shown in its place. Google's Privacy Policy — OpenStreetMap's Privacy Policy.
Bunny Fonts (bunny.net)
Web font hosting service for this Website, designed not to set cookies or transmit the User's full IP address to its servers. Bunny.net's Privacy Policy.
WuBook
This Website does not embed the booking engine: the "Book Now" buttons redirect the User to WuBook's external site, which acts as an independent data controller for the Data entered during booking.
Retention period
Messages received through the contact form are kept for as long as needed to handle the request and any related contractual or legal obligations concerning the stay. Statistical data collected via Google Analytics is retained according to the retention settings the Controller has configured in its Google Analytics account.
User rights
Under the GDPR, the User has the right to ask the Controller at any time for: access to their Personal Data; rectification of inaccurate or incomplete Data; erasure of their Data, within the limits set by law; restriction of processing; data portability; objection to processing based on legitimate interest; and withdrawal of consent at any time, without affecting the lawfulness of processing carried out before the withdrawal.
Consent to non-essential Cookies can be withdrawn at any time via the "Cookie Preferences" link in the Website's footer. The User also has the right to lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it) or with the supervisory authority of their own country of residence.
To exercise these rights, simply write to the email address shown at the top of this page.
Minors
The contact form expressly requires the User to declare that they are at least 16 years old. This Website is not intended to knowingly collect Personal Data from minors under 16.
Cookies and Tracking Tools
A Cookie is a small piece of data that a website can store in the User's browser. This Website uses the following categories of Cookies:
Necessary cookies (always active)
Strictly necessary for the Website to function (session handling, request-forgery protection). These do not require the User's consent and cannot be switched off.
Third-party cookies (subject to consent)
Only set if the Controller has enabled them in configuration and the User has given consent via the banner shown on first visit:
- Google Analytics — cookies
_ga,_ga_*,_gid— anonymous statistical traffic measurement, lasting up to 2 years. - Google Tag Manager — sets no cookie of its own; loads third-party scripts that may in turn set cookies, according to the consent given.
- Maps (Google Maps or OpenStreetMap) — the interactive map on the Location, apartment and homepage sections; the selected provider may log the User's IP address when it loads.
Google reCAPTCHA
A technical security cookie set only when the User uses the contact form. It is not included among the cookie banner's toggles, being necessary to provide the Service the User is actively requesting at that moment.
Managing your preferences
On first visiting the Website, a banner is shown that lets the User accept or decline non-essential Cookies, with a dedicated toggle for each active third-party service. This choice can be changed at any time by clicking "Cookie Preferences" in the footer of every page.
Cookies can also be blocked or deleted via the browser's own settings, though this does not offer the same per-category control as the Website's banner.
Consequences of declining
The Website remains fully functional even if all non-essential Cookies are declined: no usage statistics will be collected and the interactive map will show a placeholder instead of loading (with a button to enable it later), but every page, all content and the contact form will keep working normally.
AI-assisted content
In accordance with Regulation (EU) 2024/1689 (the "AI Act"), the Controller discloses that some content on this Website — in particular translations into languages other than Italian — may be prepared with the assistance of AI-based translation tools. All such content is always reviewed and verified by a human before publication, who retains editorial responsibility for it: no content is published without human oversight.
Changes to this policy
The Controller reserves the right to make changes to this Privacy & Cookie Policy at any time, announcing them on this page. Please check back periodically.
